REPAIR OF THE HEAVILY-DAMAGED GOLEZEUM

Being concerned on the safety and welfare of the Homeowners using the Golezeum, after the 18 May 2024 Special Board Meeting where the worsening condition of the Golezeum was discussed by the Board,  Mr. Edwin Concepcion, RHAI President, immediately went to the Office of Councilor Rico Golez to personally present and discuss with him the very bad condition of the Golezeum. Pictures of the dilapidated Golezeum were presented to Coun. Golez. Upon seeing the unsafe condition of the Golezeum, Coun. Golez immediately made an urgent request addressed to the Office of the Mayor to facilitate the renovation of the Golezeum as its present condition poses imminent danger to the safety of the Homeowners using it. Coun. Golez suggested not to use the Golezeum in the meantime for the safety of the Homeowners.

 

Also, on same day, our President formally received the Deed of Donation documents and the LTO Registration of the RHAI E-trike.

PROJECT UPDATE AS OF 04 JUN 2024

PROJECT #2024-001:    DEVELOPMENT OF THE OPEN SPACE FOR “PARKING SLOT”

WITH THE BOARD’S GENUINE AND SINCERE DEDICATION AND COMMITMENT TO IMPROVE OUR COMMUNITY FACILITIES AND TO DEVELOP “INCOME-GENERATING PROJECTS” FOR THE BETTERMENT OF OUR ASSOCIATION, DURING THE 24 FEB 2025 SPECIAL BOARD MEETING, THE BOARD APPROVED TO DEVELOP THE OPEN SPACE – (SOUTH-SIDE OF THE RHAI OFFICE AND BASKETBALL COURT AND THE BACK-SIDE OF THE BASKETBALL COURT) TO BE USED AS “PARKING SLOTS FOR RENT”. THE BOARD FORESEE THAT THIS PROJECT WILL NOT ONLY PROVIDE FUTURE REVENUE FOR THE ASSOCIATION BUT ALSO WILL HELP DECONGEST OUR ROADS OF PARKED VEHICLE.

 

DEVELOPMENT WORKS STARTED AROUND MARCH 2024 WITH THE UNSELFISH SUPERVISION AND GUIDANCE OF THE RHAI BOARD MEMBERS. LOTS OF WORKS HAVE BEEN DONE AND WE ARE VERY PLEASED AND PROUD TO PROVIDE EVERYBODY AN UPDATE. WE THOUGH THAT PICTURES WILL  BEST-DESCRIBE THE EXTENT OF WORK DONE. NEWS UPDATE: 12 MAR 2024

LANCRIS EXPANSION & DEVELOPMENT PROJECT 

ON 16 MAY 2023, WE WROTE A LETTER TO HON. COUNCILOR TIN ESPLANA ELEVATING TO HER OUR CONCERNS WITH REGARDS TO THE ON-GOING LANCRIS EXPANSION & DEVELOPMENT PROJECT, AS FOLLOWS:

 

  1. May we know if the said expansion & development at the back portion of Lancris Residence has secured the approval of TMO on Traffic Impact Analysis, in consultation with Remmanville Homeowners Association (RHAI)?

  2. With their huge expansion & development at the back, may we suggest that Lancris Management should open another Ingress and Egress intended for that new developed area so as not to cause serious traffic congestion in the area, particularly along Japan St, Remmanville Drive and Pres. Aguinaldo St., which are all part of Bgy. Don Bosco. We understand they are getting their permits from Bgy. San Antonio.

  3. May we also ask your honorable good Offices to review the drainage system of their huge development expansion at the back. During heavy rains, we have noticed that rain waters is now flowing ON THE STREETS!! The area right in front of the Landcris Residences is waist-deep of rain water!! Worst, since the Remmanville Executive Village is located at the lower part, our Village has become the catch basin.

  4. The heavy equipment that Landcris Management are using in their on-going huge expansion development are also causing some serious problems! Their heavy equipment are crossing our area (mostly at night), dragging overhead electrical wires and communication cables causing electrical disruption, telco disconnection and other important utility connections. In view of this, may we request the LGU to strictly implement existing City Ordinance No. 99-14 (546) which limit the type of vehicles that are allowed to cross the areas. May we also suggest that for any huge development and/or construction projects, Permits and Approvals should also be secured from the concerned and affected Homeowners Association, with final review and approval of the Barangay Office concerned.

  5. Last, but not the least, it is worth noting and we would like to emphasize that Lancris HAS NO RIGHT OF WAY in our subdivision, thru Remmanville Drive (formerly Dominic Savio St.)

IN VIEW OF THE ABOVE, THE RHAI BOARD MADE AN APPEAL:

 

“to temporarily put on hold the on-going huge expansion development project of Lancris, pending compliance of the necessary requirements and permits and pending resolutions of our aforementioned concerns”.

 

ON 10 JULY 2023, A JOINT COMMITTEE MEETING WAS CALLED BY COUNC. PABLO A. OLIVAREZ II AND COUNC. PABLO C. GABRIEL, JR. TO DISCUSS DRAFT RESOLUTION NO. 394, SERIES OF 2023, TO WIT:

                                    COUNC. REFAEL LITO V. DELA PEÑA

 

A RESOLUTION CALLING FOR AN INVESTIGATION, IN AID OF LEGISLATION, RELATIVE TO THE NEWLY CONSTRUCTED PREMIERE TOWERS INSIDE LANCRIS CONDIMINIUM THAT IS SUSPECTED CAUSE OF GREAT FLOODING IN MALACAÑANG VILLAGE, BARANGAY SAN ANTONIO IN THE CITY OF PARAÑAQUE.

 

AS RHAI IS ONE OF THE COMPLAINANT ON THIS, MR. EDWIN CONCEPCION, RHAI PRESIDENT, WAS INVITED TO ATTEND.

 

LAST 11 MARCH 2024, THE 2ND HEARING WAS CONDUCTED REGARDING LANCRIS’ DRAINAGE SYSTEM. LANCRIS IS PLANNING TO RUN THEIR DRAINAGE ALONG REMMANVILLE DRIVE. MR. EDWIN CONCEPCION STRONGLY OBJECTED TO THIS PLAN AND HE QUESTIONED THE RIGHT OF WAY OF LANDCRIS ALONG REMMANVILLE DRIVE, INCLUDING THE RIGHT OF WAY OF THEIR NEWLY DEVELOPED TOWN HOUSES AT THE BACK, WHICH IS ALMOST TRIPPLE THE SIZE OF THEIR ORIGINAL CONDIMINIUM. AS A RESULT, THE BUILDING OFFICIALS CONFIRMED THAT THEY WILL CONDUCT A JOINT INSPECTION ON 12 MARCH 2024, AS LANCRIS DID NOT COMPLY WITH THE APPROVED PLAN. IF VIOLATIONS WILL BE FOUND OUT, THE CITY COUNCIL WILL DECIDE WHETHER TO REVOKE/CANCEL THE DEVELOPMENT PERMITS OF LANCRIS.

  • To Atty. Nelson Clemente for his pro-bono legal services he has rendered for the Association. Through his effort and legal services in preparing position papers and attending Court Hearings, we won in our fight to assert RHAI’s ownership of Dominic Savio St. (now Remmanville Drive). Full control of Remmanville Drive is now back again to RHAI. As a result, the residents of Remmanville Drive came back and reinstated their membership with RHAI.
